What types of long-term rentals do you manage?

We evaluate qualifying furnished and unfurnished residential rentals, including single-family homes, townhomes and condominiums. Eligibility depends on location, property condition, rental strategy, association restrictions and operational fit.

What areas of Arizona do you serve?

Our primary service areas include Greater Phoenix and Greater Tucson, including communities such as Scottsdale, Chandler, Gilbert, Oro Valley, Marana and Catalina Foothills. We can also evaluate qualifying properties in Sedona, Prescott, Flagstaff and Yuma.

What is the monthly property-management fee?

Our standard long-term management fee is 10% of collected rent. Final pricing and included services are confirmed in the written property-management agreement.

Do you charge a setup or onboarding fee?

No separate setup or onboarding fee is charged. Property preparation, leasing requirements and any property-specific costs are discussed with the owner before management begins.

What is the tenant-placement or leasing fee?

The standard leasing fee is one-half of the first full month’s rent and is earned when we successfully secure an approved resident and complete the applicable leasing process.

Do you charge a lease-renewal fee?

No. AZ Realty & Rentals does not charge a separate lease-renewal fee for a resident who renews an existing tenancy.

Do you charge a vacancy fee?

No recurring management fee is charged merely because a property is vacant. Leasing, preparation or property-specific services may still apply as described in the management agreement.

Do you add a markup to maintenance invoices?

No percentage markup is added to vendor maintenance invoices. We coordinate communication and service while keeping vendor costs transparent; owners may pay vendors directly when operationally appropriate.

Is an owner reserve balance required?

We generally do not require a standing owner reserve balance. Funding needs, urgent repairs and property-specific circumstances are addressed according to the written agreement and applicable law.

How will my property be marketed?

Eligible properties may be promoted through our website, rental platforms, real-estate channels and other appropriate marketing sources. Channel availability varies by property type, market and platform requirements.

How are applicants screened?

Applications are reviewed using consistent qualification standards that may include identity, income, rental history, credit, eviction and background information, subject to applicable fair-housing and consumer-reporting requirements.

Can I cancel the management agreement?

Owners may terminate under the terms of the signed agreement. If the property is occupied, the standard cancellation fee is equal to one month’s rent; if it is vacant, there is no cancellation penalty. The agreement controls all final terms.

How do owners receive statements and updates?

Owners receive access to a DoorLoop-powered portal for statements, transaction visibility and organized property information. Our team also communicates regarding leasing, maintenance and material property matters.

How do I find out what my property may rent for?

Request a complimentary rental analysis. We review location, condition, features, furnishings, comparable rentals and the intended leasing strategy before offering a professional rental opinion.

Who must submit a rental application?

Each adult applicant who will occupy the home generally must complete an application and satisfy the published qualification requirements. Instructions are provided with each available property.

Is an application fee refundable?

Application and screening fees are generally nonrefundable once processing begins. Review the property’s application instructions and screening criteria before applying.

Do you perform credit and background screening?

Yes. Screening may include credit, criminal, eviction, income and rental-history information as permitted by applicable law. Applicants receive the relevant disclosures and authorization information during the application process.

How much is the security deposit?

Security-deposit requirements vary by property, application and lease terms. The exact amount and any required payments will be disclosed before lease execution.

How long are the leases?

Many unfurnished rentals use a traditional long-term lease, while qualifying furnished homes may offer different extended-stay structures. The advertised listing and written lease specify the available term.

How do I pay rent?

Residents can generally make payments through the secure DoorLoop resident portal. Available payment methods, due dates and processing instructions are governed by the lease and portal settings.

How do I submit a maintenance request?

Submit routine maintenance requests through the resident portal so the issue can be documented and tracked. For an immediate threat to health, safety or property, follow the emergency instructions provided with your lease and contact emergency services when appropriate.

How do I access the resident portal?

Use the Owner / Resident Login. New residents generally receive an invitation at the email address associated with their lease.

Can I have a pet?

Pet policies vary by property and may also be affected by owner, insurance or community-association requirements. Review the listing and obtain written approval before bringing an animal into the home. Assistance-animal requests are handled under applicable law.

How do I schedule a property showing?

Follow the showing instructions on the specific rental listing or contact our team. Showing availability depends on occupancy, property readiness and scheduling.

Who should I contact with a lease-specific question?

Current residents should use the portal or the contact information provided with their lease. Because every property and lease is different, the written lease remains the controlling source for property-specific obligations.
